Investment company SEBRE in cooperation with its partner Property Solutions commenced the construction of a polyfunctional house in Prague Holešovice, on a corner plot between the Přístavní and Komunardů streets. The construction itself will be overseen by HINTON. The newly created building should offer almost forty above-standard apartments and non-residential premises for offices and shops. The author of the design and implementation is architect Stanislav Fiala.

The new polyfunctional house at Komunardů 35 is being constructed in Prague Holešovice at the corner of the Přístavní and Komunardů streets. After the flood of 2002, two apartment houses on this plot had to be demolished due to their heavy damage. The created free space was used by SEBRE for its investment project. SEBRE asked its architect of choice, Stanislav Fiala, to design a polyfunctional house that would offer office spaces as well residential apartments. Thanks to the dynamic growth of the Holešovice district and its transformation from a formerly industrial area to a residential district with numerous cultural possibilities, the venue gradually became a popular location.
The new seven-story house will offer a two-story parterre with a glass façade used for shops, cafes and offices. Five floors will then be used for 39 luxurious apartments of various sizes. The top floor will offer generous mezonette apartments with green roof terraces and breath-taking views of Prague. The house will also include three underground parking floors.
The architecture of the house reflects the characteristic style of Stanislav Fiala, and this is especially prominent in the materials and how they were used. Architectural concrete, large glass areas that provide sufficient natural light into the apartments, airiness and connection with the surroundings. The dominant features of the building façade are concrete and corten sculptures along its whole height, accompanied by greenery on the building edges above the impressive entrance. Typical of Fiala is also his effort to include greenery in terraces. Indoor floors will be made of oak boards and the shared areas will feature glazed architectural concrete.
„Holešovice has been dynamically transforming and thanks to its unique atmosphere in the Vltava meander, it is coveted by people who move here and find it to be a pleasant place to live. We hope our project will contribute to this transformation and will bring another architectural impulse one that we would like to follow up on in the future with our planned Maninské břehy project at the corner of Jateční and Na Maninách streets,” explains Jan Kubíček, CEO of SEBRE.

The size of individual apartments ranges from 30-meter studio apartments to hundred-meter apartments. The top two floors include mezonette apartments with roof terraces that span over three hundred square meters.
